Adaptation as Innovation: The Case for Repurposing Old Buildings

In 2020, Herzog & de Meuron transformed a 1902 power station in Basel into the Kunstmuseum Basel extension. This project merges industrial heritage with contemporary elegance. Adaptive reuse addresses the environmental impact of construction. A 2021 UNEP report reveals that the construction sector contributes nearly 38% of global carbon dioxide emissions. In cities like Detroit, where declining industries have left urban voids, reuse strategies have initiated regeneration. The Michigan Central Station, once a derelict Beaux-Arts icon, is being revitalized into a tech hub by Ford Motor Company, with SOM (Skidmore, Owings & Merrill) overseeing its transformation.
Challenges remain. Structural constraints, such as low floor-to-ceiling heights or outdated mechanical systems, complicate renovations. BIG’s (Bjarke Ingels Group) CopenHill, completed in 2019, serves as a waste-to-energy plant that doubles as a ski slope and hiking trail, merging utility with leisure. Similarly, in Chicago, Studio Gang’s 2021 reimagining of the former Shoreland Hotel into residential apartments preserves Art Deco façades while integrating energy-efficient retrofits. These projects highlight adaptive reuse’s potential to unlock value where others see obsolescence.
The cultural aspect of reuse is significant. Buildings embody collective memory, and their renewal engages communities in discussions about urban identity. The Kuenstlerhaus Bethanien in Berlin, a 19th-century hospital turned cultural center, exemplifies this dynamic. Its evolving roles—medical, artistic, communal—reflect the city’s layered history. Architect Caruso St John, involved in its ongoing renovation, describes this work as "a negotiation between past and present."
Adaptive reuse raises questions about authenticity. Critics argue that excessive alterations can erase the "spirit of place," a concept introduced by Norwegian architect Christian Norberg-Schulz. In Venice, the Fondaco dei Tedeschi, a 13th-century trading post, faced controversy when transformed into a luxury department store in 2016 by OMA (Office for Metropolitan Architecture). While praised for its design, detractors argue it prioritized commercial interests over heritage integrity.
This debate highlights a broader tension: how much change is acceptable? The Venice Charter, a 1964 document guiding heritage conservation, emphasizes respect for original fabric. Yet, as architect Lina Ghotmeh asserts, "Preserving doesn’t mean freezing in time. Adaptive reuse is also a form of storytelling."
These narratives, shaped by architects, developers, and communities, are increasingly crucial in an era of climate crisis. The Centre for Eco-Social Studies in London estimates that by 2050, adaptive reuse could account for 40% of urban construction activity. As this practice gains traction, its future hinges on collaboration across disciplines and a readiness to view constraints as opportunities.
Adaptive reuse is not merely a compromise but a challenge to architecture’s creative limits. Where others see ruins, architects see raw material for innovation. Herzog & de Meuron’s Basel power station, Heatherwick Studio’s grain silo, and numerous other projects illustrate that the past is a foundation for future cities. The unresolved question remains: how will architecture balance the competing demands of heritage, sustainability, and innovation?
